How it works

Solar that pays
for itself.

One solar system on the roof, metered to every unit. Those who use it, pay for it.

01
The Owners Corporation votes to proceed
A resolution at an Owners Corporation meeting authorises Spritz to manage the installation and financing. We handle the information pack and Q&A for your AGM — no committee member needs to become a solar expert.
02
Spritz finances and installs
Spritz arranges financing for the Owners Corporation and handles the entire installation. Each unit gets its own metered solar circuit — so every resident pays only for what they use.
03
Residents opt in voluntarily
Each resident has the choice to opt in to receive the cheaper power generated from the solar system. They retain their standard retailer and grid connection throughout. Residents that don't opt in are unaffected.
04
Spritz bills and collects on behalf of the Owners Corporation
Spritz handles all billing and collection from participating residents. Those receipts service the loan automatically — the Owners Corporation doesn't chase payments or manage accounts. Any surplus is retained by the Owners Corporation and used to fund ongoing system costs.
05
Always Owners Corporation owned
The Owners Corporation owns the asset from day one. Spritz manages the metering, billing and maintenance — the Owners Corporation captures the benefit without any additional management.

Why Spritz

Designed for
every stakeholder.

Structured specifically for strata from the ground up.

Spritz handles everything
Financing, installation, metering, billing, collections, and ongoing maintenance. The Owners Corporation approves the project and then steps back. No billing to chase, no maintenance to schedule, no compliance to track.
Fully managed
Residents choose for themselves
Residents opt in via a simple agreement and retain their existing energy retailer. Non-participants are unaffected and pay nothing. If a resident moves out, the next occupant makes their own choice.
Opt-in only
Fair to every unit
Each unit's solar consumption is measured individually in real time. Every resident pays only for what they actually use. No averaging, no allocation disputes.
Per-unit metering
Built-in protection for the Owners Corporation
If energy receipts come under pressure, Spritz's fees are reduced before the Owners Corporation is affected. The structure is designed so the Owners Corporation is protected first — not last.

stack up.

Residents pay less. The Owners Corporation pays nothing upfront.

~30%
Below grid rate
The Spritz tariff is set below the grid standing offer and resets annually. Residents save from the first bill.
5–15yr
Flexible loan terms
Fixed rate with flexible tenor. Energy receipts from participating residents service the loan automatically.
Day 1
Cash flow positive
Energy receipts cover loan repayments from the first billing cycle.
25yr+
System lifespan
Solar panels are warrantied for 25 years and typically last longer. The loan is fully repaid well before end of life.

Spritz installs metering hardware that tracks each unit's solar consumption in real time. Every resident's bill reflects exactly what they used — no averaging across the building, no disputes. Spritz handles all the metering, billing, and collection on behalf of the Owners Corporation.
The solar system is owned by the Owners Corporation throughout the loan term and remains so after it is repaid. Spritz can continue to manage the metering, billing and maintenance to ensure fair use amongst residents.
Non-participating units continue to receive power from the grid as normal — nothing changes for them. Participation is entirely voluntary and independent of any tenancy agreement. Residents can opt in or out without affecting their tenancy.
The Spritz model is designed to protect the Owners Corporation. If energy receipts come under pressure, Spritz's own fees are reduced first — before the Owners Corporation's loan repayments are affected.
The vote threshold depends on your state. In most states, a special resolution of 75% is required. In New South Wales, a simple majority of 50% is sufficient. Spritz provides a full information pack to make the AGM process as straightforward as possible.
